Your dwelling limit (Coverage A) should equal what it would cost to rebuild the house from the foundation up after a total loss. Not the Zillow number, not the tax assessment, not your mortgage. Land never burns. This gives you a working range to compare against your declarations page.

Ballpark ranges based on typical reconstruction costs we see in the DC metro area, updated by the agency. Carriers run their own replacement cost estimators (we do this for every home we quote); use this to catch a limit that is far off.

Frequently asked questions

Should my dwelling coverage equal my home's market value?

No. Dwelling coverage should equal the cost to rebuild the structure after a total loss. Market value includes land, which never burns, and in Bethesda, Potomac and Chevy Chase land is a large share of the price. Older or modest homes can cost more to rebuild than they would sell for.

What happens if my home is underinsured?

After a total loss you pay the difference out of pocket. Some policies also reduce partial-loss payments when the dwelling limit is below 80% of replacement cost. Extended or guaranteed replacement cost endorsements are the cushion against an estimate that turns out low.

How accurate is this estimator?

It uses typical regional reconstruction cost ranges, so treat it as a ballpark that catches limits that are far off. Carriers run detailed replacement cost estimators that account for every feature; we run one on every home we quote.

When should I get a new replacement cost estimate?

After a renovation, addition or finished basement, every few years as construction costs change, and whenever your policy renews with a limit that has not moved in a long time.
