Smith Mountain Lake is about four hours from Rockville, which is far enough that most DC-area owners rent the house out when they are not using it. A house in Moneta, Huddleston or Penhook with a covered dock, a boat lift and a couple of kayaks books well from Memorial Day through October.

The insurance usually does not change when the listing goes live. Here is what a standard policy typically leaves out at the lake, what the Proper Policy is designed to do instead, and what to sort out before next season's bookings open.

A Lake Rental Is a Business, and the Water Is Part of It

Standard homeowners policies exclude business activity. Once a paying guest checks in, claims tied to the stay can be denied, and if the house is not your primary residence the carrier can question whether the policy should have been issued at all.

Home-sharing endorsements are limited add-ons for a primary home you occasionally rent, often at actual cash value, with limited or no lost-income coverage. A landlord (DP-3) policy is closer, but it was written for a twelve-month tenant on a lease, not for a new family every week handed the keys to a dock, a hot tub and a rack of paddleboards. Our landlord insurance guide explains how DP-3 policies are built; the same limits apply to a house on the lake.

At the lake, the bigger issue is where residential liability stops: inside the property line. The most dangerous places at a lake house (the dock, the lift, the water itself) are at the edge of the lot or past it.

What a standard policy typically leaves out at Smith Mountain Lake

Three Scenarios We Think About for Lake Houses

The dock party. A bachelor weekend group invites friends by boat, and by Saturday night there are thirty people on a dock built for ten. Someone is hurt going into the water off the lift, and the dock furniture and lift canopy are wrecked. On a standard or landlord policy, the carrier typically looks at the paid stay, the alcohol and the dock and asks why it should respond. The Proper Policy is written on a commercial general liability form, with $1,000,000 standard and $2,000,000 optional, liquor liability included, and no sub-limit on damage caused by a guest.

The kayak. You provide two kayaks and a paddleboard. A guest paddles out past the no-wake buoys, gets caught in a boat's wake and ends up in the hospital. That is an off-premises injury on an amenity you supplied. The Proper Policy extends liability to small watercraft like kayaks, on and off premises.

The January pipe. The house is empty for six weeks, the power goes out in an ice storm, and a supply line bursts on the second floor. The repair is often covered under either policy, though a vacancy clause can complicate it. The lost spring and summer bookings while the house dries out are where they diverge: a DP-3 typically pays long-term market rent. The Proper Policy is designed to pay business income on an actual-loss-sustained basis, with no time limit, based on the house's real short-term rental revenue.

What the Proper Policy Is Designed to Do

Terrapin places the Proper Policy through our AmWins wholesale partnership. You can read about Proper Insurance, one of our carrier partners, on our carriers page. For a Smith Mountain Lake rental, these are the pieces that matter. Download the Proper Insurance brochure (PDF) for a one-page summary of the coverage.

It is a commercial homeowners policy that replaces your homeowners or landlord policy rather than endorsing it, Property coverage is special form (all-risk) on the building and contents, at replacement cost with no depreciation, and there is no sub-limit on damage, theft or vandalism caused by a guest. Business income is actual loss sustained with no time limit; you pick how many months to insure, and the number is based on what the house actually earns on Airbnb, Vrbo and direct bookings.

Liability applies on and off premises and extends to the amenities that make a lake house bookable: hot tubs, pools, bicycles, exercise equipment, small watercraft like kayaks, and golf carts. The policy also includes pet and animal liability, liquor liability, bed bug and flea protection, squatter protection and invasion-of-privacy coverage. It stays in force whether the house is booked, used by your own family for a week in August, or vacant between guests, and it covers bookings from any platform or direct.

The policy is underwritten by Lloyd's of London (A+ AM Best) and Concert Specialty (A- AM Best), is available in all 50 states and DC, is exclusively endorsed by Vrbo, and Proper handles claims in-house.

Docks, Boat Lifts, Jet Skis and the Boat Itself

The waterfront is where lake-house insurance gets specific.

  1. The dock, lift and boathouse. These are structures, and how they are covered depends on how they are scheduled on the policy. Have the replacement cost of the dock and lift ready and ask exactly how each is treated on every quote.
  2. Kayaks, canoes and paddleboards. Small watercraft you provide to guests fall under the Proper Policy's amenity liability. List them on the application.
  3. Jet skis and motorboats. Letting guests use a motorized boat or a personal watercraft is a different risk from a kayak and is not something to assume is covered by any policy discussed here. If guests are not allowed on the boat, say so in the house rules. If you want them to use it, talk to your agent before you list it and expect a separate watercraft policy to be part of the conversation.
  4. Safety basics. Life jackets in a range of sizes, a throw ring, depth markers where guests might dive, lighting on the dock steps. Photograph the setup and keep it with your policy file.

If you own several properties, or hold the house in an LLC, our real estate investor insurance page covers how we structure coverage across a portfolio. For a house with a year-round tenant instead, see our landlord insurance page. A personal umbrella policy belongs in the same conversation, since a lake rental with a dock is exactly what an umbrella is for.

Flood, AirCover and the Counties

Flood is excluded from homeowners, landlord and short-term rental policies alike, including the Proper Policy. Low-lying lots and anything near a feeder creek can sit in a mapped flood zone even on a managed reservoir. Our flood insurance guide explains how the separate policy works.

AirCover is a platform program, not your policy. Airbnb is the named insured on its liability piece, it applies only to Airbnb bookings, it stops at the property line, and its lost-income protection is tied to guest-caused damage only. At a lake house, that property-line limit matters more than almost anywhere else.

Bedford County and Franklin County each regulate short-term rentals. Confirm current registration, zoning and transient occupancy tax requirements with your county before you list, and keep the paperwork with your policy file.

Frequently Asked Questions

Does homeowners insurance cover my Smith Mountain Lake house if I rent it on Airbnb?

Typically not for the rental activity. Standard homeowners policies exclude business use, and a lake house that is not your primary residence and is rented to paying guests is a business in the carrier's eyes. Claims tied to a stay can be denied, and the policy itself can be questioned.

Is a landlord (DP-3) policy enough for a lake house short-term rental?

It is closer, but it was built for long-term tenants. A DP-3 typically excludes theft or vandalism by the guest, limits contents coverage, bases loss of rents on long-term market rent rather than summer nightly rates, and stops covering amenities at the property line, which leaves the water out entirely.

Does the Proper Policy cover guests using my kayaks or paddleboards?

The Proper Policy extends commercial general liability ($1,000,000 standard, $2,000,000 optional) to amenities you provide, including small watercraft such as kayaks, on and off premises, subject to the policy terms. Motorized boats and jet skis are a separate conversation; ask your agent before you include them in a listing.

Is my dock and boat lift covered?

It depends on how the dock, lift and boathouse are scheduled on the policy you choose. The Proper Policy provides special form (all-risk) property coverage at replacement cost on the building and contents; have the replacement cost of the dock and lift ready and ask your agent to confirm exactly how each structure is treated on the quote before you bind.

Does Airbnb's AirCover protect me as the host?

Only in a limited way. AirCover is a platform program: Airbnb is the named insured on the liability piece, it applies only to Airbnb bookings, it stops at the property line, and it ties lost income to guest-caused damage only. At a lake house, most of the risk is at or past the property line.

Do Bedford and Franklin counties regulate short-term rentals at Smith Mountain Lake?

Bedford County and Franklin County each regulate short-term rentals, and the requirements depend on which county and zoning district the property is in. Confirm current registration, zoning and transient occupancy tax requirements with the county before you list.
