Part 1: Which bucket does it fall in?

Tap anything in your home. "Building" is what's attached to the structure (dwelling coverage, or the walls-in part of a condo policy). "Contents" is what would fall out if you turned the house upside down (personal property coverage). Gray areas depend on your policy and, for condos, your association's bylaws.

Part 2: Suggested split for your home

A rough starting point for how much building and contents coverage to carry. We'll size the building side for condos (the number most people get wrong) and estimate contents for everyone.

It's in the bylaws or the master policy declarations. Many Montgomery County associations are "bare walls" or "single entity".

Frequently asked questions

What is the difference between building and contents coverage?

Building (dwelling, or walls-in for condos) covers what's attached to the structure: walls, floors, cabinets, fixtures, built-in appliances. Contents (personal property) covers what would fall out if you turned the home upside down: furniture, clothing, electronics, rugs.

How much building coverage do I need on a condo (HO-6)?

It depends on the association's master policy. Bare-walls master policies leave the entire interior to you; single-entity policies cover original finishes but not your upgrades; all-in policies cover most of the interior. The calculator sizes each case from your square footage and finish level.

Is a washer and dryer building or contents?

It varies by carrier. Installed, plumbed units are often treated as building; freestanding units as contents. Ask when you buy the policy, especially in a condo where the answer decides which policy pays.

Should contents be insured at replacement cost or actual cash value?

Replacement cost. Actual cash value deducts depreciation, so a ten-year-old sofa pays as a ten-year-old sofa. Replacement cost contents coverage is a small premium increase that changes claim outcomes.
